This entails a full measured survey, the design of a number of different proposals, together with outline budget costings for each scheme.

Design to Planning Application
Design drawings are produced after detailed discussions of the various options and a Planning Application made if required. The Application is then monitored through to a decision.

Detailed Design
Drawing works are progressed to produce plans, elevations, sections and details sufficient to gain Building Regulations Approval. These drawings along with a specification form the package of information issued to builders to obtain competitive quotations.

Contract Supervision
Project 4 Designs will undertake all tendering of the works and appoint a builder on your behalf. We then make regular site visits and monitor progress making sure the builder has all the information they require. On a regular basis we undertake a valuation of the works and issue Architects Certificates. (These are often required by a mortgage lender). When the works are finally complete we will prepare the final account for payment.
Having building works done need not be a risk or a headache if you choose professional advisors and designers to steer you through the maze of regulations and the vagaries of the building industry. Project 4 Designs is a RIBA registered Architectural practice based in Banbury North Oxfordshire.
